Ryan Whitby has worked with real estate investments since he was a teenager. After completing a Ph.D in finance from the University of Utah, he took an academic position at Texas Tech University as an associate professor. While in Texas, Ryan partnered with several friends to invest in multifamily properties, resulting in the acquisition of more than 300 doors.
In 2012, Ryan accepted a position at Utah State University and remains there today. Ryan has taught undergraduate courses in corporate finance, investments, real estate finance, real estate valuation, real estate practicum, and a trading practicum. At the graduate level, Ryan has taught investments, advanced econometrics, empirical methods in finance, and the real estate practicum. Ryan has a broad portfolio of research that spans topics such as markets, market efficiency, corporate decision-making, REITs, sale and leasebacks, skewness of returns, investment strategies, gambling, lobbying, cryptocurrencies, and investment strategies. Ryan’s interest in real estate led him to develop several new real estate courses that eventually led to USU offering a minor in real estate. To help students gain hands-on experience in real estate, Ryan started University Capital, a student-run investment firm focused on real estate. Ryan’s experience and expertise in real estate markets, underwriting, and financial modeling have helped his students land jobs at top real estate companies and have helped University Capital invest in private credit, equity, and development deals that have resulted in above average risk-adjusted returns.
Tim brings extensive experience across multiple facets of real estate investment, capital markets, and asset management. Over his career, he has been deeply involved in sourcing acquisitions, developing capital relationships, underwriting, and managing assets across a diverse range of property types including industrial, hospitality, multifamily, and senior housing.
Tim has played a key role in transactions totaling over $1.9 billion, encompassing approximately 4 million square feet of industrial assets as well as hospitality, senior housing, and multifamily projects. His expertise includes market research, financial modeling (with proficiency in ARGUS and Excel), deal structuring, and presenting investment opportunities to committees.
Prior to his most recent role, Tim served as a Senior Analyst in CBRE’s Debt & Structured Finance Group, where he underwrote, marketed, and closed over 100 financing transactions across 17 states. These transactions spanned permanent, bridge, construction, mezzanine, and equity originations, working with a broad array of capital sources including life companies, banks, CMBS, debt funds, agencies, and hard money lenders. His experience covers a wide range of property types such as industrial, office, retail, multifamily, mobile home parks, land, and mixed-use developments.
Tim graduated Magna Cum Laude from Utah State University with a bachelors degree in finance and a master's degree in financial economics.
